When to Snap and When to Nap
As a real estate photographer, one of the most common questions I get from clients is, “What’s the best time of day to take photos of my property?” The short answer... it depends on the property’s orientation, surroundings, and the story you want your listing to tell. But in most cases, there is an ideal window to capture your home in the best light, literally.
Lighting Makes the Difference
Photography is all about light. Natural lighting can transform a space, highlighting textures, enhancing colors, and making rooms feel more inviting. Harsh midday sunlight can cause overexposed exteriors and strong shadows, while soft morning or late afternoon light can bring out warmth and detail. That’s why I always pay attention to the sun’s position when planning a shoot.
Morning vs Afternoon
If your home faces east, morning is typically the best time for exterior shots. The sun rises behind the home, casting a beautiful glow on the front facade. For west-facing homes, late afternoon works best. This is when the sunlight hits the front of the house directly, creating a warm and welcoming look.
South-facing homes usually get consistent light throughout the day, so we have more flexibility. North-facing homes, on the other hand, benefit from softer light in the early morning or late afternoon... when shadows are longer and the light is more forgiving.
Interiors Matter Too
Inside the home, timing is just as important. Natural light pouring in through windows can make a room feel airy and spacious, while poorly timed photos might make it look flat or dim. I schedule interior shots based on when the main living areas get the best light. For example, if your living room faces east, morning is ideal. If the kitchen catches afternoon sun, that’s when we’ll highlight it.
And yes... that means your photographer may ask what time your breakfast nook gets the best glow. It’s not because we’re overly curious about your coffee habits, it’s because that cozy beam of light can be the hero of your listing.
Golden Hour... The Secret Weapon
One of my favorite times to shoot is during golden hour, which occurs shortly after sunrise or just before sunset. The light during this time is soft, golden, and flattering, perfect for creating cozy, magazine-worthy images that stand out in a crowded listing.
Golden hour is like nature’s filter, no app required. It smooths out harsh lines, adds a romantic touch, and makes everything look just a bit more magical... even your mailbox.
The first impression buyers get online can make or break their decision to book a showing. Thoughtfully timed photos capture the home’s best angles, mood, and charm. They create emotional connection, helping potential buyers imagine themselves in the space. When you showcase a home at the right time of day, you’re not just showing a property... you’re telling a story.
